Mixson residents and homeowners seeking to make substantial exterior updates or modifications to their properties must submit an official Architectural Review Board (ARB) request to the Mixson Assembly Board for review and approval.
To submit an ARB request, simply fill out the form online (note: separate login required – if you do not have a Member Web Access login, please contact emerson@landmllc.com).
ARB Fee Structure
- $50 application fee
- $150 refundable compliance deposit (will be refunded upon completion of project, provided it is in keeping with the scope that was originally approved, or in the event that the application is rejected)
- $150 tree replacement fee, paid with the existing compliance deposit, for approved tree removal projects that do not include the planting of a replacement tree.
- $200 fine for projects completed without ARB approval, if the project is of a scope that would have warranted an initial application.
Examples
Work Warranting an ARB Application
- Painting property a color other than its current one
- Substantial external additions/modifications to the property requiring construction, e.g. sheds, new porches, fencing, garages, exterior shutters, etc.
- Tree removal (without replacement)
- Solar Panels
- Any work requiring approval/permits by the City of North Charleston
Work Not Warranting an ARB Application
- Minor landscaping and decor, e.g. new shrubs, small trees, flower beds, planters, hardscaping, bird baths, etc.
- Porch furniture, tables, rocking chairs, etc.
- Rain barrels or compost bins (see Section 8 of the CCRs for specific requirements).
- Adding gutters to a house.
- Repainting a home the same color it already is.
- Cleaning and maintenance such as pressure washing.
- Interior work on the home.

When in doubt as to whether an application is required, please reach out to the Mixson Assembly board and/or appointed Neighborhood Manager for clarification prior to submitting an applications.
Please note that any major property renovations or construction will also require city approval and building permits in order to comply with local laws and ordinances. No ARB requests will be approved for projects denied by the city.
